One of our recent projects, a full renovation of a 1915 beachside bungalow, did just that—and it’s getting well-deserved recognition. The remodel was so well-executed that it earned a prestigious award by the National Association of the Remodeling Industry (NARI) for the Southwest 2025 Regional RotY Winner for Entire House $500,000 to $750,000.

Project Background
The original bungalow, though rich in history, had undergone numerous ad-hoc renovations over the years. These changes resulted in quirky room layouts that posed challenges for furnishing and daily living activities, such as meal preparation. As the homeowners’ family expanded, the existing two-bedroom, one-bathroom configuration became insufficient. Moreover, the house lacked a meaningful connection to the outdoors, hindering the family’s ability to enjoy the pleasant climate and entertain guests.

Challenges Addressed
- Disjointed Interiors: The accumulation of past renovations had left the home with irregularly shaped rooms that were not conducive to modern living.
- Limited Space: The existing layout did not accommodate the growing family’s needs, necessitating additional bedrooms and bathrooms.
- Lack of Outdoor Integration: Despite its beachside location, the home did not facilitate indoor-outdoor living, limiting the family’s ability to enjoy their surroundings.

Design Solutions
Marrokal’s approach involved a comprehensive redesign to create a cohesive, functional, and aesthetically pleasing home:
- Open-Concept Ground Floor: The new design situates the living room, kitchen, dining area, and a powder room on the ground floor. These spaces flow seamlessly into one another, enhancing functionality and promoting a sense of openness.
- Enhanced Outdoor Connectivity: Flanking the ground floor are two covered areas that extend the entertainment spaces along the property’s length. In the kitchen, an 8-foot sliding door and a glass garage door at the rear of the home further blur the lines between indoor and outdoor spaces, providing a seamless transition for entertaining and relaxation.
- Second-Story Addition: The new second floor includes two bedrooms sharing a bathroom, a convenient laundry area, and a deck ideal for stargazing. The primary suite serves as the centerpiece, featuring a private covered deck with breathtaking views, offering a serene retreat for the homeowners.
